			<content:encoded><![CDATA[<p>The saavy investors know that now is the time to buy investment real estate. Never in history has there been a time when prices have lowered and interest rates are low. Mortgage interest rates are still very low, for anyone who remembers when interest rates were in the double digits you know that is true. Unfortunately, many of us have a short memory and have been spoiled by low interest rates for a few years now. If you wait until the real estate market hits &#8220;bottom&#8221; or you are trying to figure out just where the bottom is, you may turn a fantastic deal into a good or average deal. Even if prices do continue to drop (by the way some areas of Maricopa County have leveled off or are slowly turning around) the interest rate may be much higher when they do finally &#8220;hit bottom&#8221;. Here is an example of the numbers:<br />
Loan Amount $125,000, 30 year, Interest 6.25% = Principal and Interest Payment of $769.65<br />
Loan Amount $115,000, 30 year, Interest 8% = Principal and Interest Payment of $843.83<br />
That is a difference of $74.18 a month. Who would like an extra $74 a month in positive cash flow? Many unsaavy investors that might be waiting on a lower price could be setting themselves up for future failure due to increased interest rates. Of course, I don&#8217;t have a crystal ball and no one knows what interest rates will be in the future. Many of the areas in Maricopa and Pinal Counties have homes that are already much lower that replacement costs. I guess it is possible that they may continue to go down in price but I doubt it can be much more. Good investors know that now is the perfect time to buy and hold for long term. Real estate prices will go up again. It may take a couple of years, but if you can buy it right now with low prices and low interest rates you can hold on to it for the long term. Pros, cons, concerns or questions. This forum will basically be used to get that feed back from the seasoned investor or find out where that new hot spot is with condos. Their has been a lot of buzz lately about condos and I know that a lot of investors are currently looking into that possibility or have already taken the leap to purchasing one, myself being in that category. 			<content:encoded><![CDATA[<p>  Renting a house can be a challenge for the tenant and the landlord.  It is nice to enjoy more living space, a private yard and the separation of its neighbors.  Single family neighborhoods are generally safer and more pleasant apartment complex.  If, indeed, living in a beautiful house is so wonderful, why do so many find tenants to be difficult and often damaging to experience rent a house?  There are some basic rules to keep in mind to make your stay in someone else to take home a pleasant experience. <br /> 1.  Remember, renting a home is much more process than renting an apartment.  Your responsibilities are much bigger and your landlord is much less accessible and less willing to &#8220;take care of&#8221; small issues that seem to occur on a regular basis. Read and understand your lease and all additives in depth. Remember, renting a house is not like renting an apartment. <br /> 2.  Whatever the circumstances, pay your rent on time.  Always before paying the rent is due, not a few days later.  Always pay the full amount, not a figure in promotion that you think is appropriate for any reason.  The priorities are simple.  Food and shelter are more important than your telephone bill, your large flat screen TV or a new iPod. <br /> 3.  Never late payment of rent or pay less than the full rent because you &#8220;speak with someone at the office of Property Management&#8221; on the cost of a new sprinkler head or a new bulb .  Pay your rent in full and on time is not a negotiation.  The late fees are expensive and almost always preventable.  If you wish to receive a credit for something, get the owner or his representative, the written agreement before removing it from your rent. <br /> 4.  Home owners associations have been designed to remind residents to maintain their yards and homes correctly.  They can be your friend or cost you dearly.  Keep your garden, front and rear, very clean, free of weeds, well trimmed, watered and fertilized.  Buy the tools you need to do the job correctly and easily.  Do not let the plants die or you&#8217;ll replace them with your own money.  Make sure the drip system is working properly.  Notice when and how long it stays on.  If the need to be adjusted, or to ask the management company for instructions on how to do it. <br /> 5.  Keep inside your home clean and well maintained.  Vacuum the carpet at least once a week and have them professionally cleaned when dirty or stained.  Do not use bleach or harsh cleaning products to clean a spill.  Replace the return air filter every month like clockwork.  Do not do it, you will pay dearly in increased electricity bills and repair bills.  Buy an inexpensive way to reach across the wind and buy packet filters or six 4-improvement store in the house.  Keep appliances clean and well maintained.  They are very expensive to repair and May and you end up paying the bill. <br />  These five simple rules, if followed, will make your stay more pleasant and much less expensive.  Your credit will be maintained or improved, your credibility and acceptability as a tenant will improve, and the next step towards home ownership will be much easier. <br />  Stuart Hunter was a property management and consulting business for 30 years. <p>[I] Just wanted to let you know that we stopped by our property last Saturday and spoke with both Marla and her daughter for just a bit. We just looked at the bottom floor (living room and kitchen) and saw that it was all being kept up pretty well. I have heard so many horror stories with landlords and tenants. My wife and I were both impressed with the condition that the townhome was in and are very comfortable with having them as tenants. </p>
<p>I also want to thank you for taking care of them - Marla told me that they were very happy with you and that when something needed repairing you were right on it. I appreciate that very much. </p>

<p><strong>It is practiced and taught at Brewer Caldwell, buy and hold your property to maximize your investment. </strong></p>

<p>Buy and hold is a long term investment strategy based on the concept that in the long run financial markets give a good rate of return despite periods of volatility or decline. This viewpoint also holds that market timing, i.e. the concept that one can enter the market on the lows and sell on the highs, does not work or does not work for small investors so it is better to simply buy and hold.</p>
<p>The antithesis of buy and hold is the concept of day trading in which money can be made in the short term if an individual tries to short on the peaks, and buy on the lows with greater money coming with greater volatility.</p>
<p>One of the strongest arguments for the buy and hold strategy is the efficient market hypothesis (EMH): If every security is fairly valued at all times, then there is really no point to trade. Some take the buy and hold strategy to an extreme, advocating that you should never sell a security unless you need the money </p>

<p>I have used the same realtor for many years and when I made the decision to sell the property I automatically used the same one. I was thinking of (Brewer Caldwell Property Management) as only a property manager and not a broker.</p>

<p class="letter">Thanks to you and Brewer Caldwell Property Management for renting these out so quickly and thanks for replying to everything so quickly and just making this whole process so simple. You should know, when we were looking for a property manager in the area, we contacted around 10 companies total, out of the 10, you were the only one to take any action and return our calls and follow through with everything in a timely manor. All of the other companies either never got back to us or returned the calls several days later and many simply did not seem interested in going out of their way to do anything, except for Brewer Caldwell Property Mangement.</p>

It really clicked when Tom talked about how using OPM (other peoples money) to make passive income and get out of the rat race. There really is no other vehicle that will let you borrow someones money (bank) and then have someone else pay off that loan! It was an amazing concept that never clicked until it was put in plain english last night.</p>
<p>I also enjoyed Aaron talking about, and showing, houses in areas that will be the next booming area in real estate. To think that you can still buy houses for around $100 / sq ft in AZ that will rent and possibley get some cashflow. It&#8217;s so exciting to know that investing can be done and Brewer Caldwell provides free mentoring for anyone who has the desire to learn more.</p>
<p>Â I stuck around after the seminar and played Cashflow for about an hour. It was only my second time playing andÂ I was able to get out of the rat race. it was exciting. I hope you guys play Cashflow every month that you have these seminars. In fact, the guy we were playing with says that they have a Cashflow club he in the valley that they play every week. Anyways, great job at the seminar! I look forward to next months inventment semiar held by Brewer Caldwell.</p>

			<content:encoded><![CDATA[<p>I just attended the Brewer Caldwell Property Management Investment Seminar last night, Feb 28th; the one they have every month and I was totally impressed with everything they presented at the Seminar.Â  Their topic was called &#8220;the best places to invest&#8221; in the market and I learned a lot about where the next areas of appreciation are going to be around the Phoenix and Tucson metro areas.Â  I didn&#8217;t know that Queen Creek had more then 10 high scale commercial centers going in the next few yearsÂ and that Tucson already is reaching one million in population growth. Also the fact thatÂ TucsonÂ single family homesÂ were not as affected by the 2005 appreciation wave as much as the Phoenix market.Â  Also they talked about the markets in Gilbert and Avondale as being hot which I had never considered before.Â  Next month, Brewer CaldwellÂ will talk about how to do 1031 exchanges which is a topic I am really excited about!</p>
